In an Action Plan, it becomes clear how you can make one or more monumental buildings more sustainable in a defined period of time. The results are recorded in the form of a clear report, containing the ambition, objectives, baseline measurement of selected properties and opportunities map per building and roadmap. The system and energy concepts that can be drawn up will also be considered in consultation, including matters such as the split incentive. This phase consists of desk research, various workshops, baseline measurements of the premises and a number of consultations.
In Tailored Advice, we weigh the sustainable possibilities based on the characteristics of the property, such as the elements of cultural-historical value, our extensive knowledge of the sustainability options and the ambitions of the owner and users. We examine the possibilities within the themes of insulation, ventilation, heating, cooling, electricity, water and greenery. Choice of materials and circularity can also be looked into. The sustainability measures are examined in detail, taking into account the interaction between the technical, legal and financial frameworks. Within the advice, various measures and solutions are weighed in a clear assessment matrix. Based on this matrix, choices can be communicated clearly and transparently.
Prior consultation with municipalities
Is the implementation of the plan a ‘major renovation’? Then there are specific legal obligations. We hold preliminary consultations with the municipality and the buildings aesthetics committee and discuss the energy concept in relation to permits and aesthetics requirements.
Before the start of the design phase, the preconditions, requirements and wishes must be clearly formulated in a Programme of Requirements. The PoR provides a basis for communication and safeguards the objectives as formulated in the Action Plan. De Groene Grachten can coordinate the drawing up of a (technical) Programme of Requirements.
De Groene Grachten can act as a process supervisor in the creation and elaboration of the design with the Action Plan and the Tailored Advice as a starting point. Each partner is responsible for the design and its elaboration. De Groene Grachten supports the project management during the entire design process in the role of independent advisor or delegated client.
De Groene Grachten can act as an independent advisor during the implementation. This way, the agreements made, the quality and the objectives set in advance are guaranteed. In case of deviations, and advancing insight, we can advise effectively and efficiently, without losing sight of the main objective. Specialist expertise can also be provided in the area of monumental issues that arise during the execution. We can also play an advisory role in the (interim) delivery, in which both technical and functional matters are assessed.
After delivery, De Groene Grachten will be able to draw up a clear and concise user manual for the package of sustainability measures, with input from the partners. This is desirable in the everyday use of the building and for focus areas for long-term maintenance planning. This is also very useful when changing users and administrators.
The performance (energy, comfort) of the building can be monitored annually using the available data, building management systems or sensors to be installed, so that you know how the sustainability measures will work out and allowing you to make adjustments if necessary. During the monitoring, we can analyse the data and provide advice on possible adjustment measures.
There are many ways in which the knowledge and experience gained can be widely shared. (Digital) meetings, guided tours, webinars, lectures and workshops can be organised. In addition, visualisations (such as infographics) and (video) content can help to make interesting results widely shareable. It can also be interesting to translate the results and possibilities into a Green Menu specifically for your segment. Over the course of the process, it can be determined which expressions will be used and when.
